Help! I Want to Purchase a Foreclosure


HELP! I am looking to purchase a distressed property!

Distressed properties are homes that have either gone through foreclosure or are being marketed as "short sales." In a short sale, the homeowner can't afford to maintain the mortgage, but the lender - rather than foreclosing - agrees to the sale of the property for less than the balance of the loan.

There are advantages and disadvantages to buying distressed properties. Let’s examine distressed properties before you decide that this is the option for you.

Lenders are extremely interested in getting distressed homes sold and off the liability side of their balance sheets. Many foreclosed properties can be purchased for only a percentage of what they would have commanded five years ago. When looking into purchasing distressed properties, you'll be dealing with a highly motivated seller – either a bank in the case of a foreclosure, or in a short sale, sellers who are in financial trouble and very interested in getting out of a mortgage they can no longer afford.

It would be wise to use a professional realtor to identify great foreclosure deals for you. You may be successful at searching the web on your own, but keep in mind some of the information is outdated, some may be incorrect, and some of the available properties are not even listed. A realtor subscribes to updated listings and can offer you the most current information available. If you search yourself for distressed properties and purchase from the selling agent, you are paying a commission to someone with a vested interest. Obtain objectivity in the sale by working with your own realtor. You won’t pay any more. Technically, everyone works for the seller, since they pay the commission. Foreclosure properties are potentially the most profitable, but require the most attention to detail. A realtor experienced in foreclosure deals is highly desirable because the paperwork must be in order to submit a proper bid, and timeliness is critical.

Another great piece of advice: The title you receive after purchasing a distressed or foreclosed property is a special warranty deed rather than a general warranty deed. Some buyers are alarmed by this, but there is no need to worry. The purchase of title insurance protects the buyer. Each lender purchases insurance to protect the loan as well. Titling insurance should be obtained by the property purchaser. It is always offered by the closing agent. Consider using an attorney instead of a titling company as your closing agent. An attorney is only $50-75 more than a titling company. A real estate attorney can remedy any situation that may arise. Therefore, they are more efficient representatives on time sensitive foreclosure properties.

Why Invest in Real Estate is one of the most popular questions you’ll hear in the news today.

As we have experienced an extreme downturn in our economy, many homeowners have been forced into foreclosure. The job loss rate has skyrocketed and many are trying to make it off of unemployment alone. This is scary to most Americans who are on the brink of financial destruction. Most people don’t believe that there is a way out of this crisis but there is. If investing in Real Estate has not crossed your mind just yet, take some time and think about what becoming an entrepreneur would mean. Becoming an entrepreneur would mean attaining a business and working that business so that you can become financial dependent on it. Appreciation - Rental properties normally appreciate in value with inflation. Increased value can mean sale and reinvestment in higher value properties, or provide an equity line of credit to use for other investments. This is the second, and a historically proven value component of real estate investment return.

Inflation can be Rent-Friendly - Rents usually increase with inflation, while mortgage payments on the property remain stable. This increases cash flow, with more rent income without increased expense for holding the property. When inflation is up, it can also mean more renters, as the affordability of homes can be negatively impacted by inflation. More renters increases demand, so rents can escalate.

Leverage - Using leverage, while being careful to buy properties with good rental yields, provides greater returns. Using $100,000 to purchase three properties with down payments, instead of one for $100,000 cash will greatly increase returns.

There is enough evidence to prove that almost two thirds of all people interested in buying or selling real estate are searching online for possible deals. One of the many reasons that we decide to become an Entrepreneur and Real Estate Investor is because we want to be able to provide a great future for our children and families. We want to be able to pass something on to the next generation. Many Investors have the idea in mind that long after they are gone, they will be able to leave something to their offspring. Property is about the best gift that someone can leave behind. The recipient can remodel and sell or if selling isn’t the way your family member wants to go, they could always keep the property within the family for years to come.

There are quite a few reasons why buying property for your kids could be a great idea. For example, once you have decided to purchase real estate for your college kid, you can begin to teach them about buying, owning and selling a real piece of property. Investing allows you give them valuable lessons, showing them all of the ins and outs of the real estate business. It is important to teach your college bound kid the basics of investing. Being able to teach your children how to handle money and property is a great way to teach them about responsibility, the importance of handling business and being responsible for their own financial future.

Imagine sitting your teenager down and telling them that they could own a home. They will probably look at you like you’re crazy! They will probably tell you that they don’t know the first thing about owning a home. This is when you will begin to teach them all that you know about Real Estate. Even if you don’t know all the info to teach them, you can learn together. Imagine the sense of pride and motivation you will give them by helping them to become homeowners. Of course, there are some things you will need to help them with but the fact that you are assisting them with one of life’s greatest challenges (being responsible) can definitely have a great affect on the rest of their lives.

Many college bound kids may not be interested in becoming Real Estate Entrepreneurs but you can certainly show them the positive outcomes to home ownership and if they like the idea of buying and selling for a profit, then great! This will mean that they will be able to start out with a clear business sense. The number one mistake that young adults make when they go off to college is being financially irresponsible. But this is a behavior that is taught and can be learned before they step out into the real world.

Buying property for your kids to inherit is also a great way to insure financial stability. There are houses all over selling for just pennies! Buy one, two or three if you can!! These prices are too good to pass up. So when you think about buying real estate, think about your kids and show them the way to financial prosperity!!

I’m sure you’ve heard the phrase, “Now is the time to buy a home!”. I’m here to let you know that this phrase is absolutely correct. It’s 2009 and houses are popping up all over the country at record low prices. Even though our country is in an economic crunch, the ability to purchase a home has never been better. It doesn’t matter if you are a new investor or a newlywed couple looking for your first home to begin your family. You can find a great home, in a great area for below market value. Even if you purchase a foreclosure for next to nothing, you can still fix it up yourself and end up with a worthwhile investment.


Don’t let the recession deter you from thinking outside the box. It’s time to look at the bigger picture. Here are a few reasons why owning a home is beneficial for you and your family.


Equity- Your home's equity can also be the key to building wealth. If the value of your property increases as you pay down your mortgage, you could build equity. In the future, you can use that equity to finance your child’s college education, and also use it as a down payment on another home for investment purposes.


Tax Advantages- The interest paid on your mortgage can be written off at the end of the year. This is not the case with your rent payments. You should consult a certified public accountant (CPA) to see just how much of a tax advantage home ownership can be.


Fixed Rate Mortgage- By choosing a fixed rate mortgage, you know that your housing payment (your mortgage payment) will not change in the years to come. So, if you chose a 20 year fixed rate mortgage, your monthly payment would be the same in 20 years as it is now. If you chose to rent instead, you can certainly expect the rent price to go up significantly in that same amount of time.


One of the biggest financial benefits is probably income tax deductions. You can reduce your taxable income by deducting the property taxes and the interest of your home mortgage from your gross income. So, if you pay $6,000 a year in interest and $1000 a year in property taxes, you can subtract $7,000 from your taxable income.


While there are many practical benefits to homeownership, there are also many other benefits. You can paint your walls any color you want. You can landscape the house however you see fit. The aforementioned headlines have become staples on our daily television newscasts, in magazines, internet blogs, and in conversations around water coolers all over America. With our lethargic economy, skyrocketing unemployment rates and the ever increasingly Notices of Sheriff Sales, reports on foreclosures and a failing real estate market are at an all time high. SS&P/Case-Shiller Home Price Index reported today “Home Prices Drop 15.9%” (over a year). The media is certainly doing a great job of informing the masses of the calamities at hand. On the same note, there is always another version to the story; the one that has been omitted, swept under the rug, and tucked neatly into the closet. Now is the perfect time to make money in real estate! Let us rehash the facts: Home prices are at an all time low, the surplus of properties are at an all time high, yet there is still one constant; people will ALWAYS need a place to live.


Where is the logic here? Real estate has been and will always be one of the most stable and profitable investment strategies. Smart, money savvy investors know that the key to cashing in on this real estate market is to buy low and sell for a profit. Banks are now offering amazing deals, selling homes at wholesale rates, even pennies on the dollar! Who's In Your Favorite Five?

T-Mobile has branded themselves with the commercial that poses the famous question “Who’s in your favorite five?” Here, subjects can choose up to five numbers or people who they can make unlimited calls, in or out of network. Who should go in the favorite five circles? This catchy slogan has really got me to thinking lately about who would be my favorite five. Think for a moment about who would be in your favorite five. Would it be your parents, your best shopping buddy, your significant other, a pastor, or co-worker? The lists of possibilities are endless; it’s not as easy as you thought, is it?

Our favorite five should be what some refer to as our flat tire people; those who without a doubt, if you called at 2am with a flat tire, would roll out of their warm beds and come to your aid. Again, now think carefully, who would be on your flat tire list? Most likely, those who we casually play basketball or video games with, accompany us to a movie, or girls night out are not most likely to extend themselves in a time of crisis. As a result, our flat tire people or favorite five should be our strong tower of support, and consist of those who share our goals, morals, and interests; those whose company you not only enjoy, but rely on for personal growth. I’ve learned that growing up, most of the (incorrect) things we have been taught is the cause of our relationships being built on shaky foundations. We must strive to surround ourselves with positivity, so when our cup is empty, it can be refilled.

Unfortunately, too often, those closest to us tend to drain our resources, time, and energy. We make poor choices, associating with those who do not deserve our friendship. Now is a great time to evaluate our flat tire list and check it twice. Your best shopping pal may always be available to help you find the bargain basement deals but does she have your financial health in mind? Would he/she be able or available to come to your aid in an emergency? Could she help you out of a bind, lend money, or more importantly offer sound spiritual or financial advice?
Please do not think that I am implying that only those currently share similar financial capabilities are viable favorite fives. It is not about the amount of money one has, but the state of mind or financial whealth. I am saying that in order to ascend, to climb to the next level, we need like-minded folk in our corner, urging us forward instead of pulling us down. Choose those who will add to your harvest, and increase the bountiful crops you’ve planted. Make your flat tire list carefully, and check it twice. No matter who is in your circle, your favorite five, your network, I encourage you to ensure the relationships are mutually beneficial.
